The terms, in plain English.
What you are buying, what it is not, and what happens if it does not earn its price.

Prova reads the public record for one address and writes it up. It is not advice and it does not replace the professionals. It costs A$19, arrives by email, and if it does not help you, ask within 14 days and you get the money back.
1. Who you are dealing with
Prova is operated by the holder of ABN 64 866 519 855, a sole trader based in New South Wales, Australia. "Prova", "we" and "us" mean the operator. You can reach us at hello@provareports.com.au.
By running a free check or ordering a report you agree to these terms. If you do not agree, please do not use the service.
2. What the service is
You give us a property address. We look it up against publicly available government datasets and council publications, run a fixed set of automated checks, and produce two things:
- The free instant check. A traffic-light verdict and up to three flags for the address. No payment, no account.
- The full report. A PDF and web page of roughly fourteen pages, with every finding cited to the public source it came from, delivered to the email address you give at checkout.
Parts of the report are written by an automated language model from the data we retrieve. The report says so. Every finding carries its source and date so it can be checked against the original.
3. What the service is not
- Not advice. Prova is not legal, financial, planning, building or valuation advice. It has no view on price or value and does not tell you whether to buy.
- Not a substitute. It does not replace a building and pest inspection, a title search, a survey, a contract review by your conveyancer or solicitor, or the council's planning certificate under section 10.7 of the Environmental Planning and Assessment Act. It tells you which of those to order and why.
- Not authoritative. Public datasets have update cycles, gaps and edges. A report can be incomplete or out of date through no fault of ours. Verify anything you intend to rely on with the council and a qualified professional before you exchange contracts.
4. Coverage
The service currently covers residential addresses in New South Wales within the councils we have wired in. If an address is outside our coverage we tell you before you pay and take no money. Where a council publishes flood or other mapping in a form we cannot read automatically, the report says so and links you to it instead.
5. Price, payment and delivery
The full report costs A$19 at the current launch price (the list price is A$49), including GST where it applies. Payment is taken by Stripe at checkout. We do not see or store your card details.
Reports are normally delivered within ten minutes of payment. Occasionally a government service is slow or down and a report takes longer or cannot be completed. If we cannot complete your report we refund you in full without you needing to ask.
6. Refunds
If the report does not earn its price, email us within 14 days of purchase and we refund the full price you paid to the card you paid with. No questions, no form. Refunds are issued through Stripe and usually appear within five to ten business days depending on your bank.
This refund promise is in addition to your rights under the Australian Consumer Law, which we do not exclude or limit.
7. Using the report
The report is for your own use in considering the property it describes. You may share it with your conveyancer, solicitor, lender, family or anyone else helping you with that purchase. You may not resell it, republish it as your own, or use the service to build a dataset or a competing product. Automated or bulk use of the free check is not permitted.
Public data in the report is reproduced under the licences of its publishers, chiefly NSW Government open data under Creative Commons Attribution 4.0, and is credited in the report.
8. Our responsibility to you
We take care to retrieve and present the public record accurately, and we stand behind the refund promise above. Beyond that, and to the extent the law allows, we are not liable for loss arising from your reliance on a report, including decisions to buy, not buy, or how much to pay. Nothing in these terms excludes rights you have under the Australian Consumer Law that cannot be excluded.
9. Your information
How we handle the address you check, your email and your payment is set out in the privacy policy.
10. Changes and law
We may update these terms. The date at the top tells you when. The terms that apply to an order are the ones published when you placed it. These terms are governed by the laws of New South Wales, Australia.
